Termites and Sunday Truth

What has this got to do with Real Estate? Everything! My goal is a sale with no legal entanglement for the Seller or Buyer. A clean deal. How does this happen? With complete disclosure of all known material defects and all agreements in writing. Each Seller and Buyer being represented by a Realtor promoting and protecting their interests.
The home was built in the late 1800's with an addition put on in the 1950's. There was no access under the original portion of the house. This was noted on the Home Inspection Report, and the Termite Inspection. The home was full of furniture and oriental rugs, quite lovely.
Moving day arrives and the movers set the couch in the living room and the front left leg falls through the floor. Termites are under the unaccessable portion of the house, eating the house. Through incredible circumstances a previous owner of the house runs into the current owners, who share their tale.
What do you mean no access? In the closet in the Living Room there is a door into the crawl space. The door was drywalled away. No evidence of it left. Hmmmmm-what is truth.
Sellers must disclose known material defects. Had the seller disclosed and stated there would be no repairs, there would have been no legal entanglements. Instead through incredible circumstances their deceipt was discovered.
Most people try to do the right thing, they try and live honest lives, with good reputations, there are other though that say "What is truth"? Because of them we all suffer.
